Supply, demand and politics
The proof is in the pudding: increased supply has softened both rental prices and, in my experience, sales prices. I recently sold a new construction for $50k less than its list price. And trust me I did the comps, but after a spur of sfh construction made possible by state legislation enabling developers to build on non-conforming lots, prices declined in the half year between when I did the comps and when I got it listed. Pretty sure everyone is aware the Providence Mayoral primary brought in what will most likely be our next Mayor- a self-acclaimed socialist. Now, we will see if the rent control legislation, vetoed by our current mayor, will be raised again. So true we have an affordability issue still with housing, but increased supply is working. If the adjustment is too slow, offer more incentives to renters to help with what is more of a short-term affordability issue than create legislation that will have long term detriments to our economy. Again, that is a lose lose for everyone."
